Demolition Contractor in Westlake Village, CA

Westlake Village sits right on the Ventura-Los Angeles county line, and that line matters more for demolition than most people expect. BRG Demolition is a licensed demolition contractor (CSLB #1096336) based in Camarillo, a short drive east on the 101. We work for Westlake homeowners, property owners, general contractors and developers on interior strip-outs, teardowns for rebuilds, hardscape removal and commercial tenant work. You’ll work with one owner-led crew, and the person who bids your job runs it.

What to know before demolition in Westlake Village

  • Which side of the county line are you on? The City of Westlake Village is in Los Angeles County. Westlake neighborhoods on the Ventura County side, including much of the area west of the county line, are part of the City of Thousand Oaks. They’re different cities, permit offices and air districts. Check your property tax bill or the city’s map if you’re unsure.
  • Permits through LA County. The City of Westlake Village contracts with LA County Public Works Building & Safety for building services. Demolition permits are applied for through the County’s EPIC-LA online system and handled by the County’s Calabasas office.
  • City demolition rules. Westlake Village’s zoning code has its own conditions for demolishing a building, which can include having a replacement building permit or approved alternative use and posting a security deposit unless an exemption applies. Amounts and exemptions are set by the City, and we’ll check with them before we start.
  • Asbestos: South Coast AQMD, not VCAPCD. Because the city is in LA County, asbestos falls under the South Coast AQMD’s Rule 1403. An asbestos survey by a certified consultant is required before demolition, all asbestos must be removed first, and every demolition requires a notification, even when no asbestos is found. Under state law, the building department needs a copy of that notification before it issues a demolition permit.
  • HOAs, utilities and 811. Most Westlake neighborhoods have active HOAs with architectural review, work-hour and parking rules. Send us your CC&Rs. Water and sewer are generally from the Las Virgenes Municipal Water District. We call DigAlert (811) before any digging.
