Commercial & Tenant-Improvement Demolition in Ventura County

Commercial projects run on schedules, budgets and safety requirements, and the demolition sub sets the pace for everyone who follows. BRG Demolition handles commercial and tenant-improvement (TI) demolition for general contractors, developers, property owners and property managers across Ventura County and western LA County. We’re a licensed California contractor (CSLB #1096336), we’re fully insured with a COI available on request, and we run a focused crew that shows up when the schedule says.

We’re a single, owner-led crew, and we’re upfront about it. That means we bid the work we can do well, staff it with the people who bid it, and keep the communication direct. If a project is beyond what we can handle on your schedule, we’ll tell you at the bid stage, not after mobilization.

What’s included

  • Tenant-improvement demolition: removing walls, ceilings, flooring, millwork and fixtures to return a space to shell
  • Office, retail and restaurant strip-outs, including counters, storefront interiors and back-of-house areas
  • Selective demolition of specific walls, openings or areas while the rest of the building stays in use
  • Small commercial structure demolition, such as standalone buildings, canopies and outbuildings
  • Concrete and flatwork removal, including slabs, curbs and walkways
  • Debris haul-off and construction cleanup so the next trade can start

How we work on commercial jobs

  1. Scope review. Send plans, a demo scope or a walkthrough invite. We review what’s coming out, what’s staying, and any phasing or hours restrictions.
  2. Bid and paperwork. You get a clear written bid. We provide a certificate of insurance, plus a W-9 and other prequal documents on request.
  3. Pre-demo coordination. We confirm the permit, asbestos survey and utility make-safe status with the GC or owner before mobilizing.
  4. Demolition. Controlled, sequenced work with dust control and protection for the parts of the building that stay.
  5. Haul-off and turnover. Debris is removed, the space is swept clean, and we walk it with the super or owner.

Permits, asbestos and utilities

Commercial demolition and TI demo usually require a permit from the city, and buildings typically need an asbestos survey before demolition or renovation. Ventura County projects fall under the Ventura County Air Pollution Control District; LA County projects fall under the South Coast AQMD. Utilities and building systems such as electrical, plumbing, gas, fire sprinklers and alarms need to be made safe by the right trades before demo begins. The owner or GC usually pulls the permit, but we can pull it for you. BRG Demolition doesn’t do asbestos or lead abatement. A licensed abatement contractor must handle asbestos and lead first, and we start after clearance. We won’t start until the paperwork and make-safe are confirmed.

FAQ

Do you work as a subcontractor for general contractors?

Yes. Much of our commercial work is as the demolition sub on TI and remodel projects. Send your bid invite or scope and we’ll respond with a bid.

Can you provide a certificate of insurance?

Yes. We’re fully insured, and a COI is available on request.

Can you work in an occupied building?

Often, yes. Tell us about hours restrictions, noise limits and occupied neighbors up front so we can plan the work and price it correctly.

Do you handle asbestos abatement?

No. BRG Demolition doesn’t do asbestos or lead abatement. A licensed abatement contractor must handle asbestos and lead first, and we start after clearance. We coordinate around the survey and abatement so demolition starts once the space is cleared.

What’s included in your commercial bid?

The scope of what’s being removed, haul-off, cleanup level, and any exclusions, spelled out in writing so there’s no confusion on site.
